Dear George, I have mold, but no leak.
Dear George,
I have black mould in 2 bedrooms in my house. Neither room is humid or damp… Is this something a professional should look at?
Signed,
Mr. DIY

Dear Mr. DIY,
The short answer is, “Yes.”
There are always mold spores in the air. The quantity varies depending on the time of year and location. But that does not necessarily mean that those mold spores will colonize in your structure’s materials.
Mold only grows where there is excess moisture or high humidity levels. Some possible water sources include: a leaky pipe behind the wall, a leak in your roof, condensation from your air conditioning unit, or excessive humidity levels from your bathroom or laundry areas.
You may not be able to see the location of the moisture intrusion, but it can be found with the aid of the specialized tools utilized by your professional mold assessor during the mold inspection.
If there have been any recent home repairs, the leak may have already been repaired, and all you will need to do is the clean-up. But you really won’t know your best course of action without a professional mold assessment that determines the water source that originally contributed to the mold. Otherwise, even if you clean up, the moisture–and the mold–will be back.
